Is there a grey belt map?

Not an official one. Grey belt was introduced in the National Planning Policy Framework in December 2024, and whether land counts as grey belt is judged site by site. The starting point is usually the council’s Green Belt assessment: land that does not strongly serve the Green Belt purposes may qualify, unless other protections apply. Our map lines up those assessments with flood risk, heritage and planning history, which is what promoters and builders look at first. For the policy in plain English, read what is grey belt land?

How to get access

Landowners: request a free land check. We look up your land on the map and tell you plainly what we see, with no cost or obligation. In Solihull you can also look up your field’s council Green Belt score yourself.

Builders and developers: you get sites, not a login. Choose a land search for a one-off shortlist, Site Alerts for new matches as they appear, or register a free brief. Every site is checked against the map layers before you see it.

What stays private: who owns land, exact site boundaries and the sites we are working on. Those are only shared under a signed agreement.
