Checked small plots for about 2 to 30 homes, matched to your brief, across eight councils from Lichfield to south Warwickshire. Free to register. You only pay a finder's fee if you secure a plot we introduced.
Larger land promoters tend to focus on bigger schemes, and small plots are slow to find one by one. National planning policy now asks councils to plan for more small sites: local plans should allocate land for at least 10% of their housing requirement on sites no larger than one hectare, and a further 10% on sites of one to two and a half hectares, unless there are strong reasons why not (National Planning Policy Framework, chapter 6 (policy HO6)). That is the size of site we focus on.
These are desk checks, not surveys or legal advice. You should still do your own due diligence before buying.
Tell us the councils, plot size, number of homes and the kind of planning position you want (for example, with permission, permission in principle, or no permission yet). We only send plots that fit. You can register a brief for free, or get early alerts through Site Alerts.
We also tell landowners that we may receive a fee from a builder, so everyone knows where they stand.
Register your land brief. It takes two minutes and costs nothing.
Small sites, usually for about 2 to 30 homes. That covers infill plots, paddocks next to villages, garage and yard sites, and small fields at the edge of a settlement. Tell us your own range when you register a brief.
Registering a brief is free. If you buy, lease or take an option on a plot we introduced, you pay a finder's fee on completion (or when an option or conditional contract is signed), as set out in our builder terms. If no deal happens, there is no finder's fee. A paid Land Search is also available if you want a researched shortlist straight away.
Because the plot, the owner and our research are what we are introducing. You sign our Introducer and Non-Circumvention Agreement first, then we share the address, title details and our checks.
Sometimes, but the point of the service is to find plots that are not being marketed and are not already tied up with a promoter or another developer. Every plot is checked for that before we send it.
